There are on average over a million house sales a year in the UK. Almost all of these involve an estate agent acting on behalf of the seller, but more often than not there is no one looking out for the buyers best interests. Given a property purchase tends to be the largest investment anyone makes in their lifetime, it seems sensible to seek professional advice to make sure you are making the right decision. Using experience gained over the last decade George will be able to ensure you, as the buyer, make an informed decision. Importantly, given our total independence from the sale we are not afraid to tell you when something is not a good buy.

 

Our Purchase Appraisal service covers:

Property Viewing

  • We will view the property you are considering buying with you, usually on your second or third viewing. We will give our honest view and discuss any points of consideration. There may be things that you have considered, such as a busy road, but other points such as local perception may not be as obvious.

  • As we go through the property we will highlight any immediate areas of concern with the structure of the building and take photos, so you can instruct your surveyor to investigate further.

  • We can also provide advice on scope to improve or extend the property, be it minor cosmetic work or full structural extension and renovation works which require planning permission.

Market appraisal report

  • Previous sold properties in the area, properties currently for sale and average price paid in the area.

  • Key facts on the area: local schools, crime statistics, flood risk, local authority information including council tax band, whether the property in a conservation area (which will affect planning should you wish to do work to the property).

  • Sales history of the property, how long has it been on the market and previous sales.

  • Land registry property title download (to confirm lease and freehold details).

  • General observations.

  • Average rental yields (if required).

  • Target purchase price and offer strategy advice; we can arm you with our tactics for achieving the best possible price and avoid paying over the odds.
